Kensington & Chelsea/Listed Building/ Holland Park Listed Building

HEAT worked with the local conservation team in Kensington and Chelsea to come up with a transformation of a stunning two storey maisonette in Holland Park. Listed building consent was necessary to re-plan the layout of a flat that had been converted without much thought in the 1960’s. Four bedrooms, each with a private en-suite bathroom and air conditioning were created at the top floor level, whilst on the lower floor, the rooms were connected so that family room leads to kitchen, which leads to the dining room, which leads to the main reception room, making a fantastic family home.

Developer/Kensington & Chelsea/ New Apartment Created from Nowhere

With the pressure on housing in London it makes sense to maximise the space available. HEAT have won planning consent for a new flat in an existing mansion block on High Street Kensington that has been created out of a collection of store rooms and utility rooms that were no longer required as plant size reduces. This spacious self-contained two bedroom flat with en-suite bathrooms, concealed lighting, built-in furniture and a solid oak front door seems to have appeared from nowhere and substantially enhances the value for the building freeholders.

Developer/Kensington & Chelsea/ The flat that came from nowhere

A large residential apartment block in Kensington had once had a live-in porter, but had changed to external staff years ago. In the lower ground floor, the porter’s flat had been mothballed and forgotten. We opened up this time capsule and combined it with redundant storage spaces to create a spacious and light two bedroom flat with its own self-contained entrance. HEAT obtained planning consent from Kensington and Chelsea for the conversion and brought a new apartment into being, apparently from nowhere!

Kensington & Chelsea/Permitted development/ Chelsea house underway

A new project is on site in Chelsea. Principally an internal makeover of a terraced house; all the alterations will be accomplished under permitted development. Internal walls are being removed in the basement to open the space up and allow a new kitchen and family room to be created. Upstairs a fireplace focal point is being created where a chimney breast had been removed.

Developer/Kensington & Chelsea/ Notting Hill Development – Updated

This infill development had won consent at appeal a couple of years previously and HEAT were asked by the developers to re-examine the scheme from a commercial point of view. The consent was for a mix of flats behind traditional façades and HEAT, having considered the demand in the area and the layouts, opted for the opposite approach –  infilling the site with nine small houses to match the urban pattern in the area behind contemporary façades, with large windows. HEAT held preliminary negotiations with the conservation team Royal Borough of Kensington and Chelsea who were exceptionally helpful, and established feasibility prior to the sale of the site.

Update: HEAT have obtained planning and conservation area consent from RBKC for this valuable scheme.

Education/Kensington & Chelsea/ College Review

Ashbourne College is a private sixth form college near High Street Kensington. HEAT were asked to review the internal layout and make proposals for expanding the premises. School budgets and timetables are cyclical and it is helpful for schools to have a premises development plan in place to avoid making changes in one year that stymie plans for development the following year. HEAT undertook a quick feasibility study of three options for development.

Kensington & Chelsea/ Chelsea Rental Refurbishment

This project involved the straightforward refurbishment of a small gem of a terraced house in an elegant street in Chelsea. The owner had not used the house for some years and had decided to rent it out, but the house needed some refurbishment and the spaces needed to be reorganised to make the most of them. HEAT held initial briefing meetings with the client and were handed the keys. Some five months later we handed them back with the job completed and a three year tenancy in place.

Kensington & Chelsea/ Holland Park Extension

Building  in the confines of a densely developed area like the Holland Park conservation area is never easy, but HEAT have obtained planning and conservation area consent for a glazed extension with a lead roof as part of a complete refurbishment of this elegant terraced house. Our client is an interior designer and has chosen contemporary finishes which harmonise with the Victorian house and bring the light into the interior and make most of the views.

Kensington & Chelsea/Permitted development/ House in Holland Park

HEAT have recently completed the refurbishment of a house in Holland Park, backing onto beautiful park-like communal gardens. A complete refurbishment included programmable lighting, new bathrooms and finishes and a new kitchen. There were improvements to the rear elevation to restore the original proportions of windows. All this was completed without the need for planning permission as the alterations fell within permitted development rights.

Developer/Kensington & Chelsea/ Fire Station Plan

HEAT have been appointed by developers Fisher Land to carry out a feasibility and planning appraisal of the Chelsea Fire Station site in the Kings Road. Our fully developed scheme retains a full working fire station and incorporates 39 Residential units over four floors and 6000 sq ft of retail space.
